El presente trabajo tiene como propósito demostrar que la renovación urbana de predios depreciados por la ocupación precaria o por el mismo desgaste del tiempo resulta un modelo de negocio atractivo, toda vez que, con la metodología adecuada, se controlen los riesgos y de esa manera se genera valor compartido entre quien genera la oportunidad, el inversionista desarrollador inmobiliario y la población beneficiaria. La propuesta en concreto es encontrar predios que tengan diversos problemas para ser parte del mercado inmobiliario formal y convertirlos en atractivos. Estos problemas pueden ser de índole legal, arquitectónica o social. Para cada caso, un equipo multidisciplinario pone en valor el predio, llega a acuerdos con los propietarios, con los posesionarios (de existir) y con las autoridades competentes para crear un proyecto inmobiliario económica y financieramente viable, r...

La pobreza en el Perú es una condición que no se explica dado que contamos con un extenso territorio considerado megadiverso. La propiedad de la tierra agrícola en el Perú paso tras la Reforma Agraria de 20,000 haciendas a 1´750 000 unidades productivas lo que significó que muchos pequeños productores no lograran rentabilidad en sus parcelas. Con la aplicación de las tecnologías de bajo costo y alto impacto de Sierra Productiva esta realidad ha cambiado. Con el apoyo del programa Sierra y Selva Exportadora pequeños y medianos productores agrarios han logrado llegar competitivamente a mercados locales y del exterior. Estos modelos – Sierra Productiva y Sierra y Selva Exportadora – son ejemplo a replicar para dejar atrás los efectos de la pobreza y devolverle la esperanza a nuestra gente del campo.

The Government's role is to protect and defend life and property of people who are under its jurisdiction (against internal or external aggression) to settle disputes that may arise, and let the people (the other) free to achieve their goals. The role of government is to be guardian of the conditions that enable families and businesses achieve their goals. If the government does that, people could provide for themselves the best. When the government protects the rights of people to do what they want (as do not violate the equal freedom of others to do the same) will do what is born: to work, cooperate and trade with each other. Then, have the incentive to save, accumulate capital, innovate, experiment, seize opportunities and produce. This paper is an essay in the economy of ideas. It analyzes how informal institutions affect the enforcement of key market institutions. It argues that legal traditions, political institutions, and administrative arrangements affect the mental models that people employ to interpret the world of transactions around them. These models in turn are a key to individual choices that affect economic performance. After presenting the existing literature on this topic, the paper presents examples taken from enforcement, collateral and property institutions from Bolivia, Mexico and Peru. It concludes arguing that if reform is sought, these mental models should also be taken into account, alongside the current functional and rational choice approaches of recent literature.

This work is focused on one of the traces left by Art Deco in the historic center of the Peruvian capital. It is the Gildemeister building and two questions are analyzed about it, on the one hand its value and on the other the level of diffusion reached among the people. Thanks to the analysis, it is known that there is indeed an appreciation and that there have also been some initiatives trying to spread its history and architecture. However, all this remains restricted to the academic and institutional sphere, being necessary to cross those limits to strengthen the heritage character of the property.

Poverty in Peru, is a condition very hard to explain given the extension of the territory, and its diversity. The property of agricultural land in Peru had an important turn after the Agrarian Reform: It went from 20,000 states to 1’7500,000 small farms, which in many cases, couldn’t achieve profitable results in their production. With the implementation of low cost and high impact technology, Sierra Productiva is changing that. With the help of Sierra Productiva and Sierra y Selva Exportadora, small and middle agrarian producers have become competitive in the local and foreign market. These models – Sierra Productiva and Sierra y Selva Exportadora – are examples to be replicated to defeat poverty and give back hope to our farmers and agrarian producers.
