Es en ese escenario es que han hecho su aparición un sinnúmero de empresas constructoras que han decidido aportar para que esta brecha se reduzca cada vez más. Estas empresas deberán ser lo más eficientes posibles y así lograr el éxito en un contexto con mucha variabilidad. El caso de estudio fue un conjunto residencial multifamiliar compuesto por 4 torres, el cual se construyó en el distrito de San Borja entre los años 2018 y 2020, en plena pandemia, en una ubicación privilegiada, pero a la vez conflictiva, rodeada de una comunidad conformada en su mayoría por adultos mayores, los cuales, no estuvieron dispuestos a lidiar con la incomodidad de la construcción de una obra de tamaña envergadura en un distrito y más específicamente en una zona que por años permaneció tranquila. Es así que el proyecto tuvo que lidiar con innumerables eventos adversos, una alta variabilidad e impactos en la productividad que por consiguiente hicieron peligrar el beneficio económico meta impuesto por la empresa. Es así que el objetivo del presente trabajo de investigación se centra, en analizar los resultados sobre la implementación de las herramientas Lean en la etapa de acabados, observar sus resultados, sacar conclusiones y plantear mejoras para sentar las bases de una guía de aplicación Lean que pueda ser útil para las constructoras en nuestro país.In recent decades, the construction sector in Peru has suffered a significant increase, this is largely due to the deficit of both infrastructure and housing that our country maintains. It is in this scenario that countless construction companies have made their appearance and have decided to contribute so that this gap is reduced more and more. These companies must be as efficient as possible and thus achieve success in a context with a lot of variability. The case study is the Stage residential complex, which was built in the San Borja district between 2018 and 2020, in the midst of a pandemic, in a privileged location, but at the same time conflictive, surrounded by a community made up of mostly by older adults, who were not willing to deal with the discomfort of the construction of a work of such magnitude in a district and more specifically in an area that for years remained quiet. Thus, the project had to deal with innumerable adverse events, high variability and impacts on productivity that consequently jeopardized the target economic benefit imposed by the company.
