The heterogeneity of UT projects is what motivated this article. The research carried out a critical comparative analysis of some of the most significant experiences carried out in Lima. A total of nine projects were selected as case studies and analysed on the basis of three main dimensions: spatial, temporal and civic. The results indicate that formally all the projects are similar, but there are major differences in the three dimensions analysed, especially in the civic one. The timeline indicates that the UT projects have increasingly abandoned aspects such as the popular vision, the involvement of local actors and the development of social capital, which are part of the civic dimension. The research shows a progressive institutionalization of the UT. In this process, the UT ceases to be a civic act of reaction, resistance and claim to the top-down urbanism.En las últimas décadas han proliferado en Lima muchos proyectos urbanos que podríamos considerar como urbanismo táctico (UT). La heterogeneidad de los proyectos de UT es lo que motivó este artículo. La investigación realizó un análisis crítico comparado de algunas de las experiencias más significativas llevadas a cabo en Lima. Se seleccionaron como casos de estudio un total de nueve proyectos y se analizaron en base a tres dimensiones principales: la espacial, la temporal y la cívica. Los resultados indican que formalmente todos los proyectos son similares, sin embargo, se evidencian grandes diferencias en las tres dimensiones analizadas, sobre todo en la cívica. La línea del tiempo indica que los proyectos de UT han ido abandonando cada vez más aspectos como la visión de base, el involucramiento de actores locales y el desarrollo del capital social, adscritos a la dimensión cívica. La investigación muestra que esto está vinculado a una progresiva institucionalización del UT.
