description Esta tesis responde a la problemática actual en el país con respecto al crecimiento poblacional de los adultos mayores a través de una infraestructura residencial geriátrica que ofrezca servicios asistenciales a la comunidad adulta mayor en el distrito de San Martín de Porres. En primer lugar, se establece la situación poblacional y las limitaciones que acontecen a los adultos mayores, la cual determina el lugar potencial para establecer el proyecto según los criterios sociales, ambientales y de infraestructura que adolecen al distrito de San Martín de Porres. En segundo lugar, se analiza el marco histórico y evolución de la tipología con el fin de obtener un marco teórico minucioso en el ámbito nacional e internacional para determinar una solución acertada que responda eficientemente a las necesidades y limitaciones que acontecen en la actualidad a la población adulta mayor en San Martin de Porres. Finalmente, se realiza una comparativa de referentes que responden a la tipología, al lugar y al énfasis con el fin de establecer conclusiones que estén orientadas a brindar un espacio residencial con servicios asistenciales y recreativos dirigidos a la población adulta mayor en el distrito de San Martín de Porres con la finalidad de promover la participación activa de este grupo etario y mejorar su calidad de vida a través de una infraestructura residencial que responda a la problemática actual.

In the first place, the population situation and the limitations that occur to the eldery are established, wich determines the potential place to establish the project according to the social, environmental and infraestructure criterio that the district of San Martin de Porres suffers from. Secondly, the historical framework and evolution of the typology are analyzed in order to obtain a detailed theoretical framework at the national and international level to determine and appropriate solution that responds efficiently to the needs and limitations that currently occur to the population olden adult in San Martin de Porres.
