Se empleó una metodología cuantitativa, de tipo básico, diseño no experimental, transversal, descriptivo, se utilizó la técnica del análisis documental y de observación utilizado para el modelado 3D de las especialidades de arquitectura, estructuras e instalaciones sanitarias y eléctricas realizado en el software Revit, así como la obtención de metrados y presupuestos BIM que se compararon con los del expediente técnico y en Navisworks se detectaron las incompatibilidades, como instrumento se utilizaron fichas resumen. Los resultados obtenidos mostraron que los planos del expediente técnico carecieron de interoperabilidad, determinándose incongruencias entre las especialidades, el 76.3% de interferencias entre arquitectura y estructuras, el 12% en estructuras vs. instalaciones sanitarias y un 6% entre instalaciones eléctricas vs estructuras, así mismo los metrados y como consecuencia el presupuesto BIM fue mayor en un 21%, siendo la especialidad de estructura la que más variación de presupuesto tuvo, con un 25% de incremento, seguido de la especialidad de arquitectura con un 16% más del presupuesto realizado con el método tradicional, Concluyéndose que la implementación de BIM resultó ser eficiente ya que coadyuvó a comprender, gestionar y precisar mejor la información extraída del expediente técnico, estimándose metrados y costos más precisos, próximos a la realidad
