The project aims to evaluate the viability of implementing a rooftop bar aimed at the segment of adults aged 35 years and older, of socioeconomic levels (SES) A and B in the district of San Isidro, in Lima. The evaluation of the project began with the analysis of secondary sources. Then, a market research was carried out that included a qualitative phase with interviews with potential clients, as well as bar owners and key suppliers in the sector. This was complemented with quantitative research based on surveys, with an extremely reliable sample of 404 people and resulted in the validation of the added value that a rooftop has compared to other types of bars due to the atmosphere and the chosen location. Regarding the ticket, it was confirmed that it will be S/ 150.00 (including general sales tax, IGV). On the other hand, it was confirmed that price is not a determining factor in consumer choice. The projections show that the business has an internal rate of return (IRR) of 40% and a net present value (NPV) of S/ 1,217,510 considering a discount rate of 15%. In addition, it projects a payback in a period of 2.38 years. The margins used in the industry are high, and in this case the average EBITDA margin is around 30%, while the net margin is above 20%. Additionally, this project considers that the investment will be funded entirely by own capital.
