description El presente proyecto de tesis surge como una necesidad de responder de una manera diferente al típico planteamiento arquitectónico ofertado por el mercado inmobiliario actual, el cual se acoge a las diferentes normativas promovidas por El Estado las cuales resultan en un producto inmobiliario similar en todos los proyectos de vivienda, los cuales reducen la calidad de vida de sus habitantes, generando cada vez espacios mas pequeños para el desarrollo de la vida, tanto interiores como exteriores. La investigación estudia los diferentes acontecimientos, normas y proyectos referenciales desarrollados en el marco de la vivienda colectiva tanto en el Perú como internacionalmente, en la cual, luego de delimitar el contexto específico para el desarrollo de la tesis, se evalúan posturas arquitectónicas que permiten desarrollar un proyecto que ofrece calidad de vida, generando áreas de viviendas confortables, grandes áreas libres y áreas comunes generosas; todo esto, sin perder la viabilidad del proyecto de inversión inmobiliaria, mediante la maximización de áreas vendibles, eficiencia en las áreas de circulación y la eficiencia en las áreas de estacionamientos.

La investigación estudia los diferentes acontecimientos, normas y proyectos referenciales desarrollados en el marco de la vivienda colectiva tanto en el Perú como internacionalmente, en la cual, luego de delimitar el contexto específico para el desarrollo de la tesis, se evalúan posturas arquitectónicas que permiten desarrollar un proyecto que ofrece calidad de vida, generando áreas de viviendas confortables, grandes áreas libres y áreas comunes generosas; todo esto, sin perder la viabilidad del proyecto de inversión inmobiliaria, mediante la maximización de áreas vendibles, eficiencia en las áreas de circulación y la eficiencia en las áreas de estacionamientos.The present thesis project arises as a need to respond in a different way to the typical architectural approach offered by the current real estate market, which complies with the various regulations promoted by the State which result in a similar property product in all housing projects, which reduce the quality of life of their inhabitants, generating ever smaller spaces for the development of life, both interior and exterior.
