description En el presente trabajo de investigación se aborda la implementación de la metodología BIM y la productividad que tiene está, en la obra rehabilitación del local escolar la brea. Lo que se pretende en dicha investigación es conocer más sobre la productividad de esta metodología que busca optimizar tiempos y hacer óptimo el trabajo con los diferentes softwares. En el primer capítulo hablaremos sobre los aspectos generales de la tesis en el que se contextualiza la realidad problemática del proyecto y se presentan los objetivos de la investigación con su respectiva justificación. En el segundo capítulo consta de todo lo relacionado al marco referencial. En el tercer capítulo se desarrolla la metodología de investigación desde el tipo y nivel de investigación empleada hasta el procesamiento y análisis de datos. En el cuarto capítulo corresponde a la presentación de resultados a su análisis y la interpretación que se da como resultado. En el quinto capítulo se presenta la discusión que hemos obtenido de los resultados aplicando esta metodología. Finalmente se presentan las conclusiones y recomendaciones de la investigación. Por ello dicho proyecto es un aporte para mejorar la productividad en proyectos mediante esta nueva metodología Bulding Information Modeling (BIM) asociada a una metodología tridimensional asociada a un Last Planner. Finalmente se llega a la conclusión que las metodologías BIM mejoran la gestión y productividad de proyectos

What is intended in this research is to learn more about the productivity of this methodology that seeks to optimize times and make work with its different software more optimal. In the first chapter we will talk about the general aspects of the thesis in which the problematic reality of the project is contextualized and the objectives of the investigation are presented with their respective justification. The second chapter consists of everything related to the referential framework. In the third chapter the research methodology is developed from the type and level of research used to the processing and analysis of data. In the fourth chapter corresponds to the presentation of results to its analysis and the interpretation that is given as a result. The fifth chapter presents the discussion that we have obtained from the results applying this methodology. Finally, the conclusions and recommendations of the investigation are presented. Therefore, said project is a contribution to improve productivity in projects through this new Building Information Modeling (BIM) methodology associated with a three- dimensional methodology associated with a Last Planner.
