Departamento Académico de Gestión EmpresarialEl presente trabajo de suficiencia profesional tiene como objetivo realizar el análisis de la rentabilidad financiera para proyectos inmobiliarios de edificios multifamiliares. Busca describir el flujo de información y definir el proceso de evaluación financiera entendiendo cada proyecto como unidad empresarial independiente buscando su autosuficiencia. Para ello se definió la responsabilidad de cada área con la información o inputs necesarios para realizar las proyecciones y control de la rentabilidad. Para realizar este análisis se empezó conociendo el ciclo de vida de un proyecto que parte desde la opción de compra del terreno hasta la independización registral y levantamiento hipoteca del bien. Asimismo, se definieron las herramientas financieras para realizar la evaluación y control de la rentabilidad de los indicadores financieros; para esto se construyó el flujo de caja y estado de ganancias y pérdidas de gestión del proyecto. Agregado a esto y con fin de medir el éxito financiero del proyecto visto desde la perspectiva de los accionistas se definieron que los indicadores principales serian la tasa interna de retorno (TIR), valor actual neto (VAN) y el capital de trabajo requerido para hacer realidad el desarrollo y promoción del mismo. Finalmente se realizó un análisis efectos financieros de las variables que mayor impactan en la tasa interna de retorno, concluyéndose que una buena gestión de la política de precios, un correcto control de los costos y una buena gestión para cumplir en la fecha estimada el hito de activación del proyecto frente a la IFI, permitió minimizar los riesgos inherentes en el desarrollo del proyecto y lograr obtener una excelente rentabilidad.The present work of professional sufficiency has the objective of analyzing the financial profitability for real estate projects of multifamily buildings. It seeks to describe the flow of information and define the financial evaluation process, understanding each project as an independent business unit seeking its self-sufficiency. For this purpose, the responsibility of each area was defined with the information or inputs necessary to make the projections and control of profitability. In order to carry out this analysis, we started by knowing the life cycle of a project, which starts with the purchase option of the land and ends with the registration of the land and the mortgage of the property. Likewise, the financial tools were defined to evaluate and control the profitability of the financial indicators; for this purpose, the cash flow and profit and loss statement of the project management were constructed. In addition, in order to measure the financial success of the project from the shareholders' perspective, the main indicators were defined as the internal rate of return (IRR), net present value (NPV) and the working capital required to make the development and promotion of the project a reality.
