| Sumario: | The objective of this pre-feasibility study is to evaluate the technical, economic and social viability of the implementation of a social awareness theme park as an objective. This project was born to promote social awareness through technology and art, providing the service of a theme park that aims to satisfy a market in search of adrenaline, with a new industry in the country, which will have as its objective reflect on the main problems in our society and promote the culture of Peru through entertainment. The target market for the service includes people aged 6 years and older, belonging to socioeconomic levels A, B and C within Metropolitan Lima. To obtain the demand, it was decided to consider criteria from a survey carried out on a sample of 385 people within our target audience, finding that for the first year, a total of visits amounting to the value of 292,406 visits. It was obtained that the most capable district for the development of the service is Ate Vitarte, thanks to the investigation of the macro and micro location guidelines. Likewise, the size of the service was calculated according to the factors of resource, technology, market, investment and equilibrium point, having obtained that the investment will be the limiting factor of the service with a value of 616 593 visits per year. Regarding the service personnel within the park, throughout its useful life, 8 guides will be required, who will provide initial instructions to the visitor, 7 cashiers, 14 mechanical game operators and 12 service personnel employees. Likewise, the necessary management and administrative personnel will be specified for the qualification of the theme park with an area of 104 546 m2. Consequently, the economic and financial viability of the project will be explained through the 10 years of useful life, achieving a NPV of 46 349 397 and an economic IRR of 30,44%. In the same way, for the financial analysis, the NPV obtained was 61 756 800 and the financial IRR has the value of 41,06%. Since both IRR are greater than COK 20,21% and the NPV values are positive, we can conclude that our project is viable. |
