The integral development of the urban built heritage requires consensus between social partners, optimizing the management of available resources, in a scenario of weak institutions and citizenship, where leadership of manager balances it. This article develops some basic but essential concepts, which allow you to build shared approaches and thoughts about a more holistic and inclusive form of built heritage and facilitates the implementation of a more balanced, sustainable and citizenship management of such cultural property.  El patrimonio edificado urbano constituye un espectro especial y dinámico de la actividad humana. La adecuada gestión de dicho patrimonio puede devenir en incremento de la calidad de vida de las comunidades urbanas que le dan sentido. El análisis de casos representativos aporta a desarrollar una panorámica y a sistematizar sus «lecciones aprendidas». El desarrollo integral del patrimonio edificado urbano exige la concertación entre actores sociales, optimizando la gestión de los recursos disponibles, en un escenario de institucionalidad y ciudadanía débil, donde el liderazgo del gestor lo equilibra.
