In this way we will also address the treatment given to the subject by scholars and legal specialists not only in our country, but abroad, that is, in comparative law, from where we generally inherit legislative texts many times without investigating their exposition of reasons or in the peculiar circumstances that gave rise to them, being many times transcribed literally. As a premise to the doctrinal treatment we can say that the Peruvian registry system in all cases can be applied correctly when an adequate use is made of the four basic principles that inform the registry: the principle of enforceability, the principle of legitimacy, the principle of public faith and the priority principle. These act as a support for a table, since in the absence of one the entire system loses consistency and the registry does not fulfill the purpose for which it was created, that is, «Serve as a security element» in real estate legal traffic and currently in movable legal traffic, with the Securities Law.En nuestro país y en el derecho internacional la Institución Registral ha sufrido continuamente cambios tanto en su nivel normativo como en cuanto a su organización; asimismo, en el desarrollo del presente trabajo de investigación hemos tratado de abordar la Institución Jurídica Registral con la mayor objetividad posible, ello con el fin de tratar de contribuir en lo posible a mejorar esta institución con la presente propuesta desarrollada. Así también abordaremos el tratamiento que le brindan al tema los estudiosos y especialistas del derecho no solo en nuestro país, sino en el extranjero, esto es, en el derecho comparado, de donde generalmente heredamos los textos legislativos muchas veces sin indagar en su exposición de motivos o en las peculiares circunstancias que les dieron origen siendo muchas veces transcritos literalmente. Como premisa al tratamiento doctrinario podemos decir que el sistema registral peruano en todos los casos puede aplicarse en forma correcta cuando se hace un adecuado uso de los cuatro principios base que informan al registro: el principio de oponibilidad, principio de legitimidad, principio de fe pública y principio de prioridad.
