La población estuvo conformada por 800 usuarios de la Herramienta Alerta Registral de Lima Metropolitana y la muestra fue seleccionado a través del muestreo probabilístico de tipo aleatorio simple con la que se seleccionó como muestra a 300 usuarios de la Herramienta Alerta Registral de Lima Metropolitana. La tecnica de acopio de datos fue la encuesta y el instrumento fue el cuestionario. Se obtuvo por resultados respecto a la incidencia negativa de la variable Herramienta Alerta Registral sobre la Seguridad Registral de los Predios Urbanos, el 4% manifestaron estar totalmente en desacuerdo, el 3% indicaron desacuerdo, el 8,7% manifestaron estar parcialmente de acuerdo, el 6% indicaron estar de acuerdo y el 78,3% manifestaron estar totalmente de acuerdo. Además de la prueba de hipótesis se obtuvo una correlación positiva alta entre la variable Herramienta Alerta registral y la variable Seguridad Registral de los Predios Urbanos, Rho=0,998 (99,8%) y una significancia equivalente a p=0,000. Concluyendo que la herramienta de Alerta Registral incide negativamente en Seguridad Registral de los Predios Urbanos en Lima Metropolitana, 2020.

The research focus was quantitative of a basic type with a non-experimental, descriptive and transectional design. correlational, the general method used was deductive and the specific method was hypothetical-deductive. The population consisted of 800 users of the Metropolitan Lima Registry Alert Tool and the sample was selected through simple random probability sampling with which 300 users of the Metropolitan Lima Registry Alert Tool were selected as a sample. The data collection technique was the survey and the instrument was the questionnaire. It was obtained by results regarding the negative incidence of the Registry Alert Tool variable on the Registry Security of Urban Premises, 4% stated they totally disagree, 3% indicated disagreement, 8.7% said they partially agree, 6% indicated they agree and 78.3% stated they totally agree. In addition to the hypothesis test, a high positive correlation was obtained between the Registry Alert Tool variable and the Registry Security variable of Urban Premises, Rho = 0.998 (99.8%) and a significance equivalent to p = 0.000.
