Sumario: | In the present work, a pre-feasibility study will be developed to determine the technical and economic viability of a 5-star pet housing, in order to present a differentiated alternative in service vs. what is currently available in the market for when it is required to leave pets in a safe and reliable place. In the first chapter, the main objective and the hypothesis with which the study is initiated are mentioned, as well as some points such as technical, economic and social justifications. In the second chapter, a market study was carried out for the preparation of the service, mainly determining the socioeconomic level A and B as the target market for the execution of the project. A survey of 365 people obtained an approval rating of 85,2% between the ages of 20 and 70. In the third chapter, the possible locations of the premises were analysed. Using the factor ranking method, the cost and adaptability of the location alternatives were evaluated, resulting in the Pachacamac district in the department of Lima. In the fourth chapter, various factors were analyzed to determine the size of the most suitable location, resulting in the size/technology ratio with a capacity of 32 400 services per year. In the fifth chapter, the type of process and machinery most suitable for obtaining a quality service was analysed. The process flow diagram was developed for a better view of all the operations of each stage; the plant layout was also reviewed in a general and detailed manner, where a total area of 4 300 square meters was determined. In the sixth chapter, the requirements of the management, administrative and internal support personnel of the service were analyzed, obtaining to know the number of people per position and the functions to be performed. In the seventh chapter, the economic aspects were analyzed; detailing tangible and intangible costs, as well as direct and indirect labor costs. In the eighth chapter, it is concluded that this project is technically and economically feasible at the pre-feasibility level when analyzing the results obtained from economic and financial funds: 4 • NPV y IRR económica: 124 793 y 16,66% respectively. • NPV y IRR financiera: 200 428 y 19,79% respectively. Finally, in the ninth chapter, a social evaluation of the project was carried out, identifying the zones and communities of influence. |
