These factors are identified through a mixed method investigation, through surveys and documentation analysis, it is concluded with determination of those factors and the extent of the influence the value of the soil.La investigación consolidada en el presente artículo tiene como objetivo evaluar y medir como las variables del hábitat residencial han influido en el valor comercial del suelo en Arequipa Metropolitana en el periodo 2006- 2016. La problemática que fundamenta la investigación está centrada en la especulación generada por la no identificación de factores valuatorios, dejando a la subjetividad valores de suelo que son la base fundamental en los créditos hipotecarios para acceso a inmuebles.
