Proposal for a preventive conservation plan. Case study La Quinta (Cuenca, Ecuador)

This article describes the state of conservation of La Quinta building from the pathological opinion and the risk assessment, with the purpose of creating a preventive conservation plan, according to international methodologies. Risk, threat and vulnerability analysis is carried out using the Leopold Matrix. At the pathological level, there are; (a) 2 % damage to the ceiling, (b) 7 % to masonry, (c) 1.5 % damage to floors and, (d) 2.06 % to the roof. Although the condition associated with the presence of water predominates, there are other deterioration factors such as parasitic vegetation, anthropic action and disuse, which lead to 4 emergent actions, 26 corrective actions and 21 maintenance actions.
