Los debates entre diferentes posturas respecto a este término son los que han influenciado, en esencia, la opinión de la población. Sin embargo, quienes no cambian su parecer al respecto son las personas que sufren de sus efectos negativos. El desplazamiento de población y el deterioro de un vecindario representan el principal lado negativo de la narrativa acerca de la gentrificación. Abandono, desidia, violencia, acoso, expulsión, desalojo, segregación y pérdida de identidad de una ciudad son algunas de las características a las que está expuesta la población afectada. Por lo tanto, es importante tomar conciencia y apelar a las políticas de gobierno para que defiendan los intereses de la población vulnerable, que es normalmente la de bajos recursos económicos. La presente investigación se centra en el Centro Histórico de Lima (CHL), centro que, al igual que en muchas ciudades del mundo, es una de las zonas más propensas a ser gentrificadas debido a su inherente valor cultural, histórico, estético y social.
