Desde hace 10 años, la presencia del comercio en la Tercera Etapa de la Urbanización Monserrate ha registrado un incremento progresivo, conllevando a la invasión de espacios públicos. Por ello, la investigación tiene como objetivo, identificar las condiciones en las que se debe dar el comercio en beneficio de la recuperación del espacio público para la regeneración urbana del lugar estudiado. Para esta investigación descriptiva-no experimental, la muestra estuvo conformada por 20 habitantes de la zona, 20 usuarios de establecimientos comerciales, 10 comerciantes ambulantes, 10 comerciantes con establecimiento fijo y 1 arquitecta especialista en regeneración urbana.
