El proyecto arquitectónico se ubica en la intersección del Jirón Andahuaylas con el Jirón Miró Quesada en el distrito de Cercado de Lima en la Provincia de Lima-Perú y pertenece al Centro Histórico de Lima. La zona de intervención dada por la cátedra de taller, tuvo como finalidad elegir un área perteneciente al Centro Histórico de Lima con todas fortalezas, oportunidades, debilidades y amenazas que involucra, y de esta formaproponer proyectos potencialmente viables en miras al Bicentenario de nuestra Nación. La presente tesis consta de tres capítulos. El primer capítulo desarrolla una introducción al proyecto, citando antecedentes y referencias que permiten justificar el planteamiento del problema con la finalidad de lograr los objetivos propuestos, en el segundo capítulo, se fundamenta el proyecto desde la factibilidad económica, situación legal del predio, los parámetros urbanos y la gestión del mismo. Por último en el tercer capítulo se hace un desarrollo profundo del proyecto partiendo desde la estrategia urbana, concepción volumétrica y análisis por especialidades, terminando con las conclusiones, recomendaciones, anexos y bibliografía.

The architectural project is located at the intersection of Jirón Andahuaylas with Jirón Miró Quesada in the district of Cercado de Lima in the Province of Lima-Peru and belongs to the Historic Center of Lima. The intervention area given by the workshop chair, was aimed at choosing an area belonging to the Historic Center of Lima with all the strengths, opportunities, weaknesses and threats involved, and in this way propose potentially viable projects for the Bicentennial of our Nation . This thesis consists of three chapters. The first chapter develops an introduction to the project, citing background and references that allow to justify the approach of the problema in order to achieve the proposed objectives, in the second chapter, the project is based on the economic feasibility, legal status of the property, the parameters urban and its management.
