From visual inspection work, research in archives and digital sources on the Internet, interviews and personal communications with people linked to the historical study and management of performing arts in Chiclayo, the comprehensive study was completed that evidenced numerous findings that constitute a complex problem that far exceeds its obvious poor state of conservation.El objetivo de este artículo es identificar y reflexionar sobre aspectos estratégicos del Teatro Dos de Mayo, edificación patrimonial de la ciudad de Chiclayo, a fin que puedan ser considerados en una futura propuesta de puesta en valor del mismo, comprendiendo para ello su problemática como parte de la ciudad, expuesto e influenciado durante sus 147 años, por constantes dinámicas urbanas relacionadas con inventos tecnológicos, modas, migraciones y cambios culturales, entre otros.
