Doctrinal and jurisprudential aspects are highlighted regarding its regulation and practical utility, to evaluate its functionality and the possible need for regulatory enhancements. Previously, to achieve a better understanding of the issue, we will describe the most relevant aspects of the other sanitation procedures of areas, borders, and perimetric measurements that apply to urban properties in judicial, notarial, and registry proceedings.En el presente artículo se efectúa un análisis a la regulación, la operatividad y la eficiencia del procedimiento registral de «renuncia de área» como medio de saneamiento incorporado a través del Pleno CIX del Tribunal Registral de la Superintendencia Nacional de los Registros Públicos. Se destacan aspectos doctrinales y jurisprudenciales en torno a su reglamentación y utilidad práctica, con la finalidad de evaluar su funcionalidad y la posible necesidad de mejoras normativas.
